Are you financing your home?

When buying a home, applying for the mortgage loan is very stressful for a lot of people, but it doesn't have to be. I have close business relationships with some reputable mortgage lenders in the Miami area, and they've helped me recognize a few things that can make the process of applying for a loan very easy.

1 – Compile a list of questions about your loan program

Make sure you bring a list of questions if you do not fully grasp the ins and outs of the different loan programs. It's hard to know the distinctions between fixed and adjustable rate mortgages. I or one of my trusted lenders will be able to help you understand the advantages and disadvantages of both programs.

2 – Determine when you want to lock

By locking in the rate, your mortgage lender is holding to the mortgage interest rates for the loan – often at the time the loan application is sent in. By floating the rate, you can lock the rate at any time between the loan application day and issuance of closing documents. Buyers who choose to float think interest rates will drop in the near future. Click here to see the outlook for the next 90 days of interest rates.

3 – Decide if you want to pay additional points to decrease your rate

When you opt to pay additional points to lower the rate of your mortgage loan, you'll do so by paying for them in cash at closing. Each point is 1 percent of the loan. If you're uncertain as to whether or not purchasing points is the best option for you, click here to use our points calculator.

4 – Gather your paperwork

Getting a loan requires lots of paperwork, so you should spend some time getting all your documents together. Click here to preview common questions you'll have to answer on a loan app.
